Similar to the Declaration, this document reaffirms that homeowners must pay assessments and adhere to HOA rules to maintain their property rights, including those related to common areas and facilities.
Homeowners must ensure that any assessments against their property are paid to maintain their voting rights and use of recreational facilities. The HOA can suspend these rights for unpaid assessments or infractions of HOA rules.
Homeowners are responsible for obtaining pool keys for their tenants, as tenants cannot obtain keys directly from the HOA. The homeowner must ensure that the tenants are informed of pool rules and are responsible for keeping the pool key safe.
Homeowners must provide the HOA with a true and complete copy of the written lease or rental agreement, signed by both the homeowner and tenant. Additionally, the homeowner must certify that the tenant has received a copy of the community's Policies and Procedures. Homeowners have 60 days from the date the lease is entered into to comply. Non-compliance results in a $10 per day penalty and suspension of the tenant's pool privileges.
